WND Associates is the lead planning consultant for Condor Properties with respect to the ongoing redevelopment of the Langstaff Gateway lands in the City of Markham. The Langstaff Gateway area is a designated Urban Growth Centre and the Yonge North Subway Extension is expected to deliver much needed rapid transit to support phased intensification of 27 hectares of development land over the next 40 years. The community also enjoys access to GO and planned BRT transit options.

The lands are zoned for high-density mixed use development and subject to a Ministerial Zoning Order (MZO). Approvals include over 1.8 million square metres of developable floor area and 20,000+ units across 32 mixed use towers ranging from 30 to 80 storeys in height. New schools, community centres libraries and over 5 hectares of parkland are planned.

While our involvement with this planning district spans nearly two decades, and dates back to the original approval of the Secondary Plan for the area, most recently in 2023 we successfully obtained Draft Plan of Subdivision and Site Plan approvals for our client to proceed with nearly 1,200 units of development within 46- and 49-storey mixed use towers. This first phase of development will also include the delivery of 0.72 hectares of parkland, a new library in the ground floor along with a network of multi-use paths and cycle tracks.
