WND Associates was retained by Sunray Group of Companies to assist in the application approval process for a proposed mid-rise development at 4151 Kingston Road nearby Guildwood GO Station in Toronto’s Scarborough community.

The proposed redevelopment of the vacant property is comprised of a new 12-storey mixed use rental apartment building with retail at-grade and a range of one to three-bedroom residential units. The project is also located along the future Eglinton East LRT route and is highly supportive of this planned context.

In December of 2022, WND Associates acted as agents for our client as part of a Minor Variance application process successfully securing approvals for three additional storeys greater than the previously approved site-specific variances. This additional density was supported by the City’s Planning Division and negotiated in exchange for a road widening conveyance which would support implementation of the future LRT. Other variances secured for our client included reduced setbacks and parking rates to support a compact and transit-oriented form of development in the emerging Guildwood GO mixed use node.
