WND Associates was retained by Sierra Corporation to assist in the development application approval process for the proposed redevelopment of an assembly of properties on the west side of Avenue Road at the geographic boundaries of Toronto’s historic Yorkville and Annex Neighbourhoods. The site presented a challenge with respect to much needed heritage conservation measures for the existing house at the southwest corner along with other public realm improvements.

The development consists of a 9-storey mixed use building as an overbuild to the existing three-storey heritage-designated 110-112 Avenue Road properties at the corner. The primary street fronting elevations of the existing house-form will be substantially conserved as part of the development. 330 square metres of ground floor retail will be introduced. In total 55 new residential units are proposed, along with a widening of sidewalks on both public street frontages and the inclusion of a new laneway at the rear which will accommodate a future mid-block connection.

The development received Zoning By-law Amendment approval from Toronto City Council in 2022.
